UMBC | THE CENTER FOR WELL-BEING

“It’s kinda like time travel.” Off-site construction did not merely accelerate the construction schedule of The Center for Well-Being. It actually moved the start and finish lines! MODLOGIQ started off-site modular construction months before demolition of the old facility even began.

The result was an on-time opening for fall semester 2021.

GOOD SAMARITAN PEDIATRIC EMERGENCY ROOM UMBC | THE CENTER FOR WELL-BEING

To handle the patient surge as COVID-19 cases soared past 35,000 per day in New York, Good Samaritan had an urgent need to expand ER capacity by adding a separate Pediatric ER wing. In this short video, COO Joseph Loiacono and Chairman of Emergency Medicine Dr. Christopher Raio describe how—less than 90 days after ground-breaking—the new Pediatric ER began welcoming patients.

Installed on site in just 6 days. MODLOGIQ helped deliver a much shorter construction schedule, cost certainty, and dramatically less disruption to the community in a dense, urban, Staten Island setting.

The 20,000 square foot medical center offers Clinical Programs in Pediatrics, Women’s Health, Ophthalmology, Podiatry, Radiology (x-ray, ultra-sound, mammography), Diabetes Care as well as Behavioral Health.

IDA G. ISRAEL COMMUNITY HEALTH CENTER

Rapid recovery from Hurricane Sandy. Off-site modular construction allowed NYC to open the clinic more than six months ahead of what conventional construction would have allowed, ensuring the community had access to a replacement facility with minimal delay.

Completed in less than 6 months. Great example of close collaboration, project was designed by Spillman Farmer Architects and fully constructed off-site in our New Holland plant at the same time site preparation was taking place on the school’s Rockville Centre campus. Completed on time for the 2019 fall semester.

U OF DELAWARE | LIFE SCIENCE RESEARCH LAB

“First project to ever come in on budget...” Blink and you’ll miss the 2-story structural steel modules being installed in first 1-second of this 26-second time-lapse video. Close collaboration with partner Whiting-Turner helped deliver this 7,760 square foot addition to the existing Life Science Research Facility on budget...even with an accelerated schedule.

MIT | DAVID H. KOCH CHILDCARE CENTER

Dramatically minimized the impact on a busy campus. MIT needed to add a childcare center to its Cambridge campus while avoiding disruption to the campus. MODLOGIQ was able to build 85% of the 15,000 square foot facility off-site. Site work was limited to 8 short weeks, an important benefit for the comfort and convenience of the teachers and students who were occupying the existing school. The entire project was completed in just 6 months -- from design to occupancy.

MODLOGIQ's one-of-a-kind "Build Together" methods allows stakeholders like Secretary Churchill and Chief Felder to walk through a fully-assembled building.

EPISODE 2: Who Operates The Crane Operator? “Swinging left” is not a cue from a barn dance caller. It’s part of the crane controller’s lexicon as he directs the operator in the crane cab.

Discover who operates the crane operator and find out how the MODLOGIQ crew put this 500-hundred-ton Liebherr Telescopic Truck-Mounted Construction Crane with a super reach to work. The Eisenhart Crane team helped us accelerate the schedule by setting up to 15 modules a day -- possibly breaking a world record for modules set in a 4-day period (60 mods)!

EPISODE 3: Bathroom 85% Finished with Tile, Stalls, Sinks, Plumbing and More. The level of completion we achieve is remarkable. With the Cherokee Lane bathrooms, that means everything INCLUDING the bathroom sink! In fact, interiors/exteriors are typically shipped around 75% to 85% complete.

This level of completion further accelerates schedules and ensures uniform, superior quality. It also allowed the Cherokee Lane stakeholders to walk through fully-assembled classrooms, offices, and collaboration spaces before the foundations and site prep work were even completed!

EPISODE 4: BIM: Key to Collaboration. MONEY QUOTE: “Well, it depends on what’s best for the client.” That’s Kyle Cross of Gilbert Architects talking about the Cherokee Lane Elementary School project and permanent offsite modular construction.

EPISODE 5: Not Connections, But Re-Connections. We are NOT connecting MEP/HVAC systems at the Cherokee Lane Elementary School job site. We are RE-connecting them. RE-connecting. Because they were originally connected at our factory. And those connections were tested and passed inspection. Then they were DIS-connected for transport. And we will RE-connect them during installation.

That’s the beauty of MODLOGIQ’s “Build Together” method. All the MEP and HVAC work, fire suppression systems, drywall, ceilings, etc. are all built together in the fully-assembled modules. Just as they would be built together on a conventional construction project.

EPISODE 8: Transitioning from Offsite to Onsite. “The kids leave for Spring break. By the time they come back [for fall semester], we have a building that’s ready.” Fred Hughes, MODLOGIQ’s Site Superintendent, explains the techniques we use to accelerate completion on-site -- once the modules have been installed.

He explains that it’s all about moving the finish line, not building faster: “You [have] a building where it would take 4 months to get the site work ready, and then from there you've got to start building from the foundation up. We have that building ready to go. Within 3 weeks, we have a [65,000 square foot] building set.”

EPISODE 9: Where Do You Go to Feel Better? When people think “modular schools,” they typically think of classrooms ONLY. But we’ve earned our advanced degree in K-12. We know from experience the ins-and-outs of collaborative learning areas, tech centers, administrative offices, nurse’s stations, janitorial closets, staff rooms, conference areas, reception desks, restrooms and more.

All the essential spaces -- in addition to world-class classrooms -- that make for a best-in-class learning environment. Pre-Construction Manager Casey Covatta highlights the fixtures, features, and functions we built for the Nurse’s Station--85% completed at our factory in New Holland, PA.

The first question that people who do NOT know off-site modular construction ask: “Is it cheaper?” But people who DO know and work with us ask: “Is it more efficient to build the stairwells offsite or onsite? What’s a cost-effective way to get more daylighting for the collaborative spaces? What’s the budget impact of making the mechanical room a modular plug-and-play enclosure?”

EPISODE 11: What's a High Hat? (Hint: It's Not a Cymbal). "LET THERE BE LIGHT!” High hat modules are a smart, cost-effective way to bring in daylighting, expand overhead space, and improve acoustics. Collaborating with Gilbert Architects, we were able to enhance the collaborative learning spaces at Cherokee Lane Elementary School while holding to the budget and maintaining our aggressive schedule.

It’s just one more example of how early collaboration with ALL stakeholders produces win-win outcomes. Or in this case: win-win-win! (architect-school-MODLOGIQ)
